We have a newer, 650sq/ft, One bedroom above ground suite for rent starting on June 1, xxxx.
SOUNDPROOFED!
We did our best to make the suite as sound proof as possible; Roxul insulation, decoupling of drywall, sound board and air space on the whole ceiling and party walls. We want to note however; we did not go to all this trouble to be able to make excessive noise. We did it so people, just like us, who like their quiet and privacy would be comfortable living here.
ABOUT US:
We are a professional family with two young kids. Both my wife and I have fairly normal schedules and we do our best to keep the noise upstairs to a minimum so as to not disturb our tenant. We are very quiet from about 8pm-7am and we ask the same from our tenant. It seems to work best when our tenant has a similar schedule to ours.
OTHER PERKS:
-Your own patio/deck area outside the front french doors and use of the private front yard on a quiet dead-end street.
-Bus routes a block away and main exchange is only about a 5 minute walk away.
-We will consider a quiet pet, but this is dependent on a responsible owner.

-The total space is about 650sq ft, although it feels much bigger due to layout and design.
-The bedroom is about 9 x 10 and will fit a queen bed. The suite suits one person.
